First tenant moves into renovated office park building in North Charleston

A new tenant will soon occupy space in newly renovated office building in North Charleston.

Colliers’ Kristie Roe and Will Ederle facilitated a lease for office space at The Ice House Phase II building to water quality and supply company, Hazen and Sawyer, according to a news release.

This ground-floor lease marks a significant milestone as Hazen and Sawyer becomes the first tenant to move into the newly completed Phase II building at 4287 Spruill Ave. in North Charleston, the release stated.

Hazen and Sawyer specializes in providing cutting-edge engineering services for water quality and water supply, contributing to the advancement of water science nationwide, the release stated.

The Ice House at Park Circle has transformed the former Reddy Ice site into a premier Class A office park on Spruill Avenue, according to the release. The project consists of two phases totaling 50,000 square feet of Class A office space, with Phase I of the development 100% pre-leased to regional and national tenants prior to its completion in early 2022.

Phase II is located adjacent to the Phase I building and features 26,000 SF of additional Class A office space which is currently 50% pre-leased, the release stated. Three suites remain available at The Ice House Phase II, ranging from 1,877 to 6,772 square feet.

“Securing multiple tenants for Phase II of The Ice House at Park Circle even before its completion underscores the high demand for premier Class A office space in this corridor,” Roe, senior brokerage associate at Colliers, said in the release. “Companies seeking a distinctive workspace have converged at The Ice House, drawn to its strategic proximity to key regional destinations and an eclectic array of over 40 dining and entertainment options within easy reach.
