New phase begins on 111-acre Charleston-area commerce park

Global logistics developer Portman Industrial has broken ground on Phase II of Campus 4 in Camp Hall Commerce Park in Ridgeville, S.C.

Phase II involves the construction of a 1.1 million-square-foot industrial facility on 111 acres, according to a news release from Frampton Construction Co. LLC, which is the design-builder for both phases of the project. 

The facility is constructed of tilt-up concrete wall panels with a structural steel frame and thermoplastic polyolefin roof, according to the release. Featuring a cross-dock layout, the building will have a 40-foot clear height with 215 dock doors and four drive-in doors. Parking at the site is set to include 759 car spaces and 851 trailer spaces.  

The project, led by John Gaskin, Portman Industrial’s Southeast regional manager, is located adjacent to Volvo Cars’ growing manufacturing facility, and in close proximity to the region’s transportation networks and the Port of Charleston, the release stated.

Volvo Cars USA is in the throes of preparing its Ridgeville plant for building its new and fully electric flagship SUV, the EX90.

“The full development of Campus 4 at Camp Hall Commerce Park gives Portman Industrial a substantial land position with state-of-the-art logistics facilities in the highly constrained Charleston market. Campus 4 provides us with the ability to target a diversity of tenants desiring smaller, single-load facilities that have been the hallmark of Charleston’s tenant demand,” Gaskin said in the release. “Campus 4 also fills a void in immediate supply of cross-dock logistics facilities of +/- 500,000 square feet and +1,000,000 square feet, which are in short supply in Charleston and desired by present and future port customers.”

 Phase I of the Campus 4 development is currently under construction and features three industrial facilities totaling 940,000 square feet, according to the release, and is over 60% leased

“We’re proud of the progress we’ve made on Phase I of this project, and our team is excited to carry that momentum through to Phase II,” Keith Horton, senior project manager at Frampton, said in the release. “Camp Hall is an expertly planned, best-in-class park, and we’re honored to be involved in the full development of Campus 4.”  

McMillan Pazdan Smith is the architect on the project, and Thomas & Hutton (Phase II) and Seamon Whiteside (Phase I) are the civil engineers. JLL Charleston, led by Lee Allen and Kevin Coats, are handling project leasing. Construction of Phase I is expected to be complete in December of 2022, with Phase II set to conclude in the summer of 2023.
