Sullivan’s Island real estate deal sets record

An Atlantic Avenue home and the adjacent vacant lot were purchased recently in a record-setting sale for Sullivan’s Island.

(Photo/Zillow)William Means Real Estate announced the sale of 1773 Atlantic Avenue to a buyer who also purchased the one-third-acre beachfront parcel next to it at a combined sales price of $10,875,000, according to a news release from William Means Real Estate.  The sale price of the home itself was $5,775,000.

It was the highest sales price for a vacant land on Sullivan’s Island in the history of the Charleston Regional Multiple Listing Service, the news release said. William Means agent Alex Brener represented the buyers. He said the family, who are lifelong beachgoers of Sullivan’s Island, intend to keep the oceanfront parcel protected as an intact beach compound.

 “The real estate market will likely continue to change, but the desire to live in the Charleston area is not going anywhere,” Brener said in the release. “William Means clients are in search of the luxury lifestyle that comes with beachfront homes, and we were thrilled to deliver such a once-in-a-lifetime opportunity.”

The home was listed by Carolina One Real Estate.

The home has been renovated to include new wiring and plumbing, as well as kitchen and bath cabinets, fixtures, HVAC, windows, doors and a new copper roof. The house has a private walkway over the dunes to the beach, with views from the front porch and a large upper deck.

Williams Means is exclusive affiliate of Christie’s International Real Estate and has sold more than $205 million in real estate so far this year, the release said.
