Three more industrial facilities coming to Berkeley County

Camp Hall is getting three more industrial facilities.

Frampton Construction has been selected to lead the construction of 940,000 combined square feet at the commerce park in Ridgeville, the company said in a news release.

The three buildings will be located on the 77-acre Campus 4A site, which global logistics developer Portman Industries recently purchased from Exeter Property Group.

“Frampton Construction is honored to be a partner in the construction of these facilities that will embody a speed-to-market approach and serve as an ideal framework for quickly and efficiently getting businesses connected, up-to-speed and ready to work,” Keith Horton, project manager at Frampton Construction, said in a statement.

Of the three buildings, A and B are each approximately 220,000 square feet with a rear-loading layout, 32-foot clear height, 36 dock doors and two drive-in doors. Building C is the largest of the three, measuring at 500,000-square-feet with a cross-dock layout, 36-foot clear height, 116 dock doors and four drive-in doors.

The facilities will be constructed of tilt-up concrete wall panels with structural steel frames and thermoplastic polyolefin roofs, the release said.

The Camp 4A project is led by John Gaskin, Portman Industrial’s Southeast regional manager. He said that Campus 4 “fills a void in immediate supply of cross-dock logistics facilities,” in particular those that are around 500,000 square feet and above 1 million square feet. Both, he said, are in short supply in Charleston but in high demand by port customers.

“We are excited to work with Frampton Construction, Camp Hall and its partners on helping to make this next-generation commerce park a success for Charleston and Berkeley County,” Gaskin said in a statement.

Lee Allen and Kevin Coats from JLL Charleston are the listing agents, Seamon Whiteside is civil engineer and McMillan Pazdan Smith is lead architect for Phase I.

Berkeley County is seeing more net absorption than any other Charleston area market with 1,525,030 square feet absorbed in quarter four, according to Lee & Associates.

North Charleston trails closely with 1,256,930 square feet. After that, markets drop off by nearly 1 million square feet, with Daniel Island absorbing 386,020 square feet and Dorchester County absorbing 291,705. Downtown Charleston, Mount Pleasant, Awendaw, West Ashley and West Charleston County combine for roughly 40,000 square feet.

Beyond the three Campus 4 developments, there are still 110 acres of the site that Santee Cooper purchased. Portman is planning to construct more buildings within that space.

“The acquisition of these two sites gives Portman a substantial land position in the highly land-constrained Charleston market,” Gaskin said. “Campus 4 provides us with the ability to target a diversity of tenants desiring both smaller, single-load facilities that have been the hallmark of Charleston’s tenant demand.”
