Port 95 Business Park was named for the role developers predict it will play in taking goods from the ports to other destinations via Interstate 95. (Rendering/McMillan Pazdan Smith)Dorchester County will break ground officially soon on the Port 95 Business Park at the 1,300-acre Winding Woods Industrial Park on Highway 78.

The ceremony will take place at 2 p.m. on Oct. 26 at the site near St. George.

Branded “Port 95 Business Park” to emphasize its location near the Interstate 95 distribution route taken by imports arriving in the Port of Charleston, the 125-acre site was purchased by Janko Group LLC in October 2021 after initiating design of site, offsite and building improvements in early summer 2021, according to a news release.

Janko is proceeding with the speculative development of two of the three buildings in the park — Building 1, a 978,000-square-foot cross-dock distribution warehouse building, and Building 2, a 242,000-square-foot single-loaded building adaptable to manufacturing or distribution.  Building 3, a future 240,000-square-foot single-loaded distribution, manufacturing or refrigeration building, will be constructed later, the release said.

We are very excited about our entry into the Charleston industrial market,” Janko Group founder Gary Janko said in the release. “It has been a pleasure to work with Dorchester County and the South Carolina Ports Authority to enhance the success of our project. Given the strength of the market and current difficulties financing new projects, we believe our timing is right.

Peak Construction Corp. is the general contractor with Seamon Whiteside as the civil engineer.  LS3P is the architect for Building 1, while McMillan Pazdan Smith will be the architect for Building 2, the release said.

Site construction is underway and both buildings are scheduled for completion in the second quarter of 2024.

Janko has ventured the development of Port 95 Business Park with Cresset Partners, while Bridge Commercial has been engaged as the exclusive leasing agent.  CIBC Bank NA is providing construction financing for the project, the release said.
