HOT PROPERTIES: Marcus & Millichap sells storage business in Little River

Marcus & Millichap represented the seller in the sale of All Seasons Storage in Little River for an undisclosed price.

“In a challenging debt market, it was imperative for us to gather many offers to give the deal maximum exposure,” Sam Slocum, an associate for the commercial real estate brokerage firm, said in a news release. “Through our marketing efforts, we generated 25 offers before ultimately choosing the one that best met our clients' needs.”

Slocum, Stacey Gorman and Cameron Bradford, investment specialists in Marcus & Millichap’s Atlanta and Charleston offices, had the exclusive listing to market the property on behalf of the seller, Alan Ambrose. The buyer, Todd Snook with Valley Storage, was also procured by Gorman and Slocum. Benjamin Yelm, Marcus & Millichap’s broker of record in Charleston, assisted in closing the transaction.

Located at 483 Highway 17, this 72,400-square-foot storage facility comprises 554 units, including climate-controlled and non-climate-controlled spaces, along with 34 parking spaces. With a daily traffic count of 31,600 vehicles, the property is currently at 97% occupancy, according to the news release.

Other recent commercial real estate transactions in the area include the lease of 1,032 square feet of retail space in Suite F at 1811 Paulette Drive on Johns Island. Edward Oswald and Blair Hines Gearhart of Oswald Cooke & Associates represented the landlord. Zachary Lord of NAI represented the tenant.

James A. Dingle of Coldwell Banker Commercial Atlantic represented the buyer in the sale of 6.5 acres of vacant land for $3,850,000 at 2055 Eagle Landing Blvd. in North Charleston. Shea Robbins of Carolina One Commercial represented the seller.

Hunter Hartley of Lee & Associates Charleston represented the tenant that leased 1,100 square feet of office space at 2171 Ashley Phosphate Road in North Charleston.

Ryan Welch and Clarke Attaway of Lee & Associates Charleston represented the landlords in leasing 489 square feet of office space to tenants at 2681 Spruill Ave. in North Charleston.
