(Photo/Provided)“In a challenging debt market, it was imperative for us to gather many offers to give the deal maximum exposure,” Sam Slocum, an associate for the commercial real estate brokerage firm, said in a news release. “Through our marketing efforts, we generated 25 offers before ultimately choosing the one that best met our clients' needs.”

Slocum, Stacey Gorman and Cameron Bradford, investment specialists in Marcus & Millichap’s Atlanta and Charleston offices, had the exclusive listing to market the property on behalf of the seller, Alan Ambrose. The buyer, Todd Snook with Valley Storage, was also procured by Gorman and Slocum. Benjamin Yelm, Marcus & Millichap’s broker of record in Charleston, assisted in closing the transaction.

Located at 483 Highway 17, this 72,400-square-foot storage facility comprises 554 units, including climate-controlled and non-climate-controlled spaces, along with 34 parking spaces. With a daily traffic count of 31,600 vehicles, the property is currently at 97% occupancy, according to the news release.
