Dorchester County plans 100,000-square-foot speculative building

Dorchester County plans to build a 100,000-square-foot speculative building in the hopes of attracting industrial tenants and companies to the area, according to a news release.

The facility will be built on about 17 acres within the 1,300-acre Winding Woods Industrial Park along U.S. Highway 78 near St. George.

The building is expected to cost around $4 million. Work on the building is scheduled to start early next year with an anticipated completion in summer 2017.

Santee Cooper loaned $4.2 million to the county as part of its economic development loan program.

“The construction of a speculative building in the Winding Woods Industrial Park will be a great benefit to Dorchester County in providing ready inventory for industry.  ... This new building will create an opportunity for new industry to bring jobs and investment into Dorchester County,” Dorchester County Council Chairman David Chinnis said in the release.

Thomas & Hutton performed the engineering; LTC Associates will be the project architect and M.B. Kahn Construction Co. Inc. will be the general contractor for the project.

Carolina Commercial LLC and Newmark Grubb Knight Frank are the brokers for the speculative building.

Edisto Electric Cooperative will provide electricity to the building, as it does for the rest of the Winding Woods Industrial Park.
